Hines
Hines, a global real assets investment manager, has received regulatory approval to launch Hines Global Real Estate Opportunities (HGRO), an open-ended, evergreen real estate strategy structured as a European Long-Term Investment Fund (ELTIF 2.0).

The launch will expand Hines’ private market offerings and builds on the firm’s nearly 15-year track record of serving private investors through Hines Global Income Trust, a US public, non-listed REIT with about $7.3 billion in gross asset value and a diversified portfolio across the US and Europe.

Distribution of HGRO will initially focus on European private wealth channels, with expansion into Asia Pacific, Latin America and Canada underway, the firm said in a statement.

While private wealth access to private markets has grown, access to dedicated institutional real estate strategies remains comparatively limited. HGRO has been designed to help bridge that gap, offering eligible non-US investors a differentiated, all-in-one solution for investing in institutional-quality private real estate through the ELTIF 2.0 structure.

The strategy is built around three pillars: Hines’s global flagship, evergreen core-plus strategies includes exposure to diversified real estate assets across the US, Europe and Asia Pacific, targeting total returns through income and capital appreciation. It also gives access to Hines' proprietary global sourcing platform, which evaluates more than $100 billion of investment opportunities annually. Another element is that it is externally managed, readily realizable holdings are designed to meet ELTIF 2.0 quarterly liquidity requirements.

According to a Hines Perspectives paper, individuals hold roughly half of global wealth but account for only about 16 per cent of alternative assets, while institutions commonly maintain double-digit allocations. With an estimated $124 trillion in private wealth expected to transfer across generations through 2048 in the US alone, that access gap is unlikely to remain static, the firm said.

“Private markets have matured. Better data, stronger governance and more sophisticated operating platforms have made private investing more transparent and investible,” said David Steinbach, global chief investment officer at Hines. “As access broadens, the focus should shift from the wrapper to the quality of the underlying asset itself. For us, responsible access means durable real assets backed by long-term fundamentals, disciplined valuations, liquidity management and experienced teams capable of navigating market cycles. Those principles are at the core of HGRO.”

The strategy allocates capital selectively to the firm's highest-conviction opportunities, including living and industrial, where Hines believes long-term demand drivers and active asset management could support attractive risk-adjusted returns.
